Question about obtaining a mortgage?

What's the lowest amount you can get a mortgage for? I found a 1998 mobile home on a couple of acres that's in good shape. But in a very RURAL town that's known for it's cheap land prices lol. They want 9500 for the house and the property. Can I get a mortgage that low or can I get a loan and use the land as collateral?
