Question about obtaining a mortgage?

What's the lowest amount you can get a mortgage for? I found a 1998 mobile home on a couple of acres that's in good shape. But in a very RURAL town that's known for it's cheap land prices lol. They want 9500 for the house and the property. Can I get a mortgage that low or can I get a loan and use the land as collateral?

Creditor rights under bankruptcy?

I signed a contract with a friend in which I loaned him $30,000 without asking for collateral. He now indicates his business has gone under and plans to file personal bankruptcy. He acted as personal guarantor for some of his business debts and the company has no assets. His debts total about $100,000. Do I have any chance of recovery of some of my loan?
